Adding square footage is the most demanding kind of residential construction — foundation, framing, roofing, electrical, plumbing, HVAC, finishing, all on a tight schedule. We do it all in-house. Licensed MS general contractor, fully insured.
Adding to your existing Gulf Coast home is almost always cheaper than buying a bigger one — once you factor in moving costs, closing fees, higher property taxes, and the brutal current interest rate environment.
Whether you need a primary suite addition, a mother-in-law wing, a sunroom, or a full second story, we can scope it, design it, permit it, and build it.
Every addition is custom, but most projects fit into one of these categories.
200–500 sq ft of new bedroom + private bathroom + walk-in closet. Typically $80K–$180K turn-key. Most popular addition on the Coast.
300–600 sq ft of new living space tied into the existing home. Includes new roof framing, exterior siding/Hardie match, HVAC extension. Typically $60K–$150K.
Self-contained additions with bedroom, bath, sitting area, sometimes kitchenette. Separate entrance optional. Typically $90K–$200K.
Three-season or four-season rooms, screened porches, and covered outdoor living. Typically $25K–$70K depending on glazing and HVAC.
Detached or attached garages, garage-to-living-space conversions, garage-with-apartment combos. Typically $40K–$120K.
The most complex addition type — full structural engineering, temporary roof, weather protection, complete reframe. Typically $150K–$350K+.
Sometimes the smartest move is a deep gut-and-rebuild rather than an addition. We do those too — strip to studs, reframe, rewire, replumb, finish to new-construction standard.
Additions involve more building trades than any other home project. Hiring an unlicensed handyman or a series of independent subs is how families end up in court or with a half-built second story.
MS Contractor License #R22403. Required by Mississippi state law for any project over $50K. We're insured to the level your bank and your homeowner's policy expect.
We work with licensed structural engineers and architects on every addition — drawings get stamped, foundations get sized correctly, beams are spec'd right.
We pull permits, schedule inspections, and close them out. No project of ours has ever been red-tagged on a final inspection.
If something goes wrong on any trade — framing, plumbing, electrical, finish — it's our problem to fix, not yours to chase.
We commit to a written schedule. We use construction management software to track every milestone. You see the progress in real time.
From the Hancock County line to Pascagoula, our trucks are on the road from sunup. If you're inside the dotted line — Diamondhead, Bay St. Louis, Pass Christian, Long Beach, Gulfport, Biloxi, D'Iberville, Ocean Springs, Gautier, Pascagoula — we'll be out for a free estimate this week.
Most additions on the Mississippi Gulf Coast run $200–$400 per square foot turn-key, depending on complexity. A simple bedroom addition might come in around $250/sq ft; a second-story or master suite with a high-end bathroom can run $400+/sq ft. We give detailed written estimates after a free site visit.
Most ground-floor additions are 3–6 months from groundbreaking to keys. Second-story and whole-home renovations run 6–12 months. We give you a critical-path schedule with milestone dates at contract signing and update you weekly.
Yes — that's a core part of how we design and build additions. We match exterior siding, roof pitch, roof shingle color, window style, soffit/fascia, and interior trim profile. From the curb, your addition should look like it was always there.
For most ground-floor additions under 800 sq ft, we handle drawings in-house using a residential designer. For second-story builds, larger additions, or anything with complex structural changes, we bring in a licensed architect. Either way, plans get stamped where stamps are required.
We pull every required permit in your jurisdiction (City of Gulfport, City of Biloxi, Harrison County, Hancock County, Jackson County, etc.), schedule every inspection (footer, foundation, framing, rough plumbing, rough electrical, insulation, final), and close out all permits at the end. You get copies of every closed permit.
Every Coast jurisdiction enforces IBC/IRC plus high-wind amendments — typically 140+ mph design wind speeds. We engineer every addition to current Mississippi Gulf Coast wind and flood code. Where applicable, we also handle FEMA flood-elevation requirements.
Construction-style financing for additions is typically done through your bank as a renovation loan, home equity line, or cash-out refinance — we can refer you to local lenders we work with regularly. For smaller additions ($25K–$75K), unsecured home-improvement financing through our lender partners can also work.
Yes — MS Contractor License #R22403, $2M liability insurance, workers' comp on every employee. We can provide certificates of insurance naming your bank as additional insured if your construction loan requires it.
